Description:

Local real estate property management office looking for an experienced property manager to join our growing team to manage various properties on the island of Oahu. Our team is committed to providing exceptional service for property owners and tenants while maintaining the highest standards of care and professionalism.

Position Summary

We are seeking an experienced and motivated Property Manager to oversee a portfolio of residential properties in Honolulu. The Property Manager serves as the primary liaison between property owners, tenants, and vendors, handling all aspects of leasing, operations, maintenance, and financial oversight. This position requires a Hawaii Real Estate License and proven experience in residential property management.

Key Responsibilities

  • Leasing & Tenant Relations
    • Attract tenants by advertising vacancies, showing units, processing applications, screening applicants, and obtaining landlord references.
    • Negotiate leases, collect security deposits, and manage lease renewals.
    • Conduct move-ins and move-outs, ensuring all documentation and inspections are completed.
    • Communicate effectively with tenants through phone, text, email, and written correspondence.
    • Investigate and resolve tenant complaints, enforce property rules, and respond promptly to emergencies.
  • Property Operations
    • Oversee the day-to-day operations of assigned properties, reporting to the Director of Property Management.
    • Conduct regular inspections of occupied and vacant units.
    • Supervise and coordinate property repairs, maintenance, and planned renovations.
    • Complete and track maintenance work orders, ensuring tenant needs are addressed in a timely manner.
    • Operate mobile camera, email, and text to share photos/videos as needed.
    • Maintain general building maintenance knowledge (painting, cleaning, plumbing, electrical, carpentry).
  • Financial Management
    • Collect rents, approve bills, forecast expenses, and prepare annual budgets.
    • Analyze variances and provide financial updates to property owners.
    • Establish rental rates by surveying local market conditions and trends.
  • Professional Development
    • Stay up to date with industry trends, Hawaii Landlord-Tenant laws, and property management best practices.
    • Participate in training, professional organizations, and networking opportunities.

Requirements, Education & Experience

  • Current Hawaii Real Estate License in good standing (required).
  • At least 3–5 years of residential property management experience.
  • High school diploma or equivalent (college coursework preferred).
  • Valid Hawaii driver`s license, reliable transportation, and clean driving abstract.
  • Strong understanding of Hawaii Landlord-Tenant Codes and Laws.
  • Proficiency in Office 365 (Word, Excel, Outlook) and property management software (AppFolio preferred).
  • Excellent organizational, written, verbal, and interpersonal skills.
  • Strong problem-solving skills with the ability to manage multiple priorities.
  • Highly motivated, self-directed, and detail-oriented.
