Base pay range
$160,000.00/yr - $200,000.00/yr
Construction Management and Development, Inc. (CMD) is currently seeking a talented individual to join its Honolulu, HI office as Senior Project Manager. The Senior Project Manager will assume primary responsibility for planning, directing, coordinating, and delivering project activities through the entire project life cycle (from initiation through handoff to client) that are major, complex, and critical business with both Owner's Advisor and Lender's Advisor projects. The Senior PM ensures project objectives are achieved on time, on budget, and in alignment with CMD's methodologies and standards. In addition to overseeing multiple projects, this role provides organizational leadership by guiding teams, fostering collaboration, and ensuring consistency across operations in the Honolulu office. The Senior PM will direct day-to-day project and construction management responsibilities while also shaping processes, supporting staff, managing performance, and contributing to the overall success and growth of the office.
Essential Duties and Responsibilities
- Responsible for managing daytoday office and project activities, assisting in establishing project specific objectives and policies.
- Establish communications necessary to our clients, project stakeholders, other agencies and the regulatory community.
- Manage established budgets and provide leadership in the tracking and reporting of project financials.
- Lead and provide direction to Project Managers, and Assistant Project Managers in the tracking of project budgets.
- Under the general direction of a Project Director, prepare, analyze, and monitor cost exposure reports and cash flow projections, maintain comprehensive budgets, prepare, monitor, and maintain schedules.
- Lead and demonstrate a collaborative projectfocused culture, advising and mentoring staff on project management practices, methods, and standards.
- Direct daily staff assignments, contribute to office operations, and lead weekly staff meetings.
- Establish and implement quality assurance and quality control programs across project activities.
- Lead all project meetings and facilitate collaboration among client, consultant, and contractor teams.
- Provide frequent briefings to clients on key project milestones, issues, and budget status.
- Assist in managing the design team in terms of compliance with required standards and codes, extent of required deliverables, quality assurance/document control, and compliance with schedule.
- Assist in establishing the project delivery strategy including contract type, phasing, and bid packaging.
- Provide daily oversight of onsite construction activities.
- Oversee the processing of submittals, requests for information, shop drawings, substitution requests, change proposals and change orders.
- Review and approve monthly payment requests by consultants and contractors.
- Manage the preparation of daily and weekly reports, and prepare monthly reports that discuss, in detail, the status of the project.
- Assist client, design, and builder teams with reviews by jurisdictional agencies.
- Oversee the processes for change management including required notifications, communications to client, and resolution with consultants and contractors.
- Contribute to the overall organization of the office and provide leadership that supports both project delivery and broader operational success.
- Other duties as may be assigned.
Minimum Qualifications
- Bachelor's degree in Engineering, Construction Management, or Architecture.
- Experience in managing the full construction of healthcare construction project life cycle: including preconstruction, design phases, bidding & negotiating, construction, project closeout.
- Minimum 10 years' project management experience in delivering healthcare/hospital projects.
- Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project related scheduling systems such as MS Project is required.
- Demonstrated ability to work in a fast paced and highpressure environment, to meet often tight deadlines, and to work proactively as part of a committed team.
- Ability to manage multiple projects effectively and efficiently.
- Strong leadership skills & the ability to drive a team forward on tasks.
- Excellent written and verbal communication skills.
- Estimating experience is a plus.
- Experience with project assessments, oversight, and monitoring is also a plus.
