Base pay range

$25.51/hr - $30.98/hr

What You'll Do

Assists in the delivery of maintenance programs and services. Performs work orders, preventive maintenance and inspection duties throughout the family of companies. Responds to emergencies, keeps facilities and work locations in clean and orderly condition, maintains essential equipment, and assists with parking duties.

Location: Arcadia Retirement Residence (Punahou St.)

Schedule: Full-Time (35 - 40 hours per week) Monday - Friday from 7:00 am - 3:00 pm

Pay Range: $25.51 to $30.98

Responsibilities

Maintenance Services Lead Duties

  • Participates in and carries out the requirement of the Performance Management System by engaging your direct reports on a regular basis. This includes (1) develop and reviewing SMART goals and completing a performance review (annually) for each direct report; (2) attending Performance Management Training; (3) practicing giving and receiving feedback weekly; and (4) reporting monthly on the status of Performance Management to the Environmental Services Manager.
  • Assists in implementing maintenance standards and procedures, ensuring that they are being followed.
  • Assists with ensuring adequate service through electronic work order system.
  • Assists with orienting and training of new hires.
  • On-line ordering of supplies.
  • Procurement of supplies locally only if not available on line.
  • Monitors and manages inventory control.
  • Ensures resident maintenance work orders are carried out to meet acceptable standards.
  • Submits recommendations for building repairs and maintenance, furnishings, and housekeeping services and equipment needs.

Maintenance Services II Duties

Work Orders

  • Performs duties provided in work orders.
  • Assists residents with in-house moves and carrying items from their cars to apartments.
  • Transports small equipment or tools between departments.
  • Sets up and breaks down for functions/special events.
  • Performs minor and routine refurbishing projects.
  • Performs work orders that require a higher level of skill in plumbing, electrical, carpentry, etc.

Preventive Maintenance

  • Maintains building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities.
  • Maintains equipment such as chiller, pumps, emergency generator, med-gas system and diesel tank.
  • Notifies Environmental Services Manager regarding need for major repairs or additions to lighting and ventilation equipment.
  • Performs monthly inspections at various locations as assigned and prepares corresponding inspection reports.
  • Replaces air conditioner filters and light bulbs.
  • Transports trash and waste to disposal area.

Radio 1

  • Performs first responder duties when situations arise.
  • Primary responder to radio calls
  • Delivers messages, mail, parcels, packages, and medication.
  • Performs routine checklist of boiler / chiller and pumps.
  • Locks offices after hours.
  • Performs nightly resident apartment door tag placement.
  • Escorts staff to vehicles after dark as needed.
  • Relieves Security Officer and Receptionist during breaks.

Training

  • Assist ES Manager/Supervisor with basic skills training of Maintenance Team
  • Assists ES Manager/Supervisor with annual competency/skills check

Safety & Other

  • Performs the necessary duties for emergency drills and situations such as fire, fire alarms, hurricanes and other possible emergencies as outlined in the Disaster Response Manual.
  • Ensures department compliance with corporate, state, and federal safety guidelines.

Supervisory Responsibilities

Provides on-the-job training and evaluates the performance of Maintenance staff as assigned.

Education/Experience

Associate's degree (A.A.) or equivalent from two-year College or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.

Certificates, Licenses, and/or Registrations

Current driver's license required.

Computer Skills

Use of computers; ability to attain working knowledge of on-line maintenance work order system.

Specific vision requirements for this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
