PROJECT MANAGERLocal design+build construction company with an outstanding reputation is in search of a qualified, full-time Project Manager (PM). The PM will serve as the primary point of contact for the homeowner and will be responsible for planning, organizing, and managing all aspects of residential construction projects, including but not limited to scheduling, supervising subcontractors, managing budgets, change orders, materials procurement, billing approvals, and customer relations.ResponsibilitiesOversee and manage daily field activities of company personnel and subcontractors (direct work, discuss material/manpower requirements, schedule, etc.).Meet homeowners to discuss ongoing issues or progress of work.Document project progression with daily reports and photographs.Check jobsite safety issues (fall protection, eyewear, hardhats, nails, etc.); conduct safety meetings.Check site cleanliness (direct workers/subs to keep site clean & orderly, and safe).Assist with estimating and project material procurement.Approve and cost code subcontractor and vendor invoices.Review and update construction schedules and notify appropriate parties.Maintain communication with homeowners at least once a week via conversation or email.Reporting functionsReport to Construction Manager (CM).Participate in weekly update meetings on project progress.Meet with V.P. – Operations and CM to resolve any outstanding issues requiring management's attention.RequirementsBS in Construction Management.Minimum 5 years' experience in residential construction in a supervisory role.Excellent self-management, organizational, and prioritization skills; ability to run projects efficiently and effectively.Ability to supervise multiple projects simultaneously.Maintain a positive and professional demeanor.Proactive problem solver with a clear thinker who anticipates issues and plans accordingly.“Can do” attitude is essential.Effective written and verbal communication skills.Valid Driver's license.BenefitsPaid holidaysVacationMedical insuranceSick leaveCompensation is based on qualifications and experience, with potential for advancement.Company DescriptionFounded in 1990, Graham Builders remains the only design+build general contractor in Hawaii honored by the Better Business Bureau's Torch Award for Small Business Ethics.
