Job DescriptionJob Summary: We are seeking a Commercial Property Manager responsible for the daily management and operational oversight of a portfolio of commercial properties (office, retail, industrial). The role emphasizes tenant satisfaction, property performance, financial management, and regulatory compliance. Korean language skills are a significant plus.Key Responsibilities:Tenant Relations: Act as the main contact for tenants, fostering positive relationships, addressing inquiries promptly, and ensuring lease obligations are fulfilled.Lease Administration: Manage lease agreements, monitor critical dates, enforce compliance, and coordinate tenant move-ins and move-outs.Property Operations & Maintenance: Oversee property inspections, vendor services, and preventative maintenance programs.Financial Management: Prepare budgets, monitor financial performance, generate reports, and handle rent collection and delinquencies.Vendor Management: Obtain bids, negotiate contracts, and oversee vendor relationships for quality and cost-effectiveness.Risk Management & Compliance: Ensure adherence to regulations, manage insurance, and handle incident reporting.Capital Improvements: Support project planning, bidding, oversight, and budgeting for capital projects.Marketing & Leasing Support: Assist in marketing vacant spaces, property tours, and lease negotiations to maintain occupancy.Qualifications:State Real Estate License (e.g., Salesperson or Broker).Bachelor's degree in Real Estate, Business, Finance, or related field.At least 3 years of experience in commercial property management.Knowledge of lease agreements, property accounting, and financial reporting.Understanding of building operations and project management.Proficiency in property management software (e.g., Yardi, MRI, AppFolio) and Microsoft Office.Excellent communication and negotiation skills.Strong organizational skills and attention to detail.Ability to work independently and collaboratively.Company Description: We are a well-established real estate company managing commercial properties in Oahu.
