A Brief Overview

The Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the physical condition of property in a safe, attractive, and comfortable condition. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. The role also involves preparing work schedules and ensuring compliance with all maintenance-related policies. Overall, the Maintenance Manager ensures that units and other property facilities at the assigned location remain in good working order, performing tasks such as service requests and preparing units for rent, including painting and landscaping duties.

What you will do

  • Supervise Maintenance Technicians and employees, including hiring, training, performance management, and termination.
  • Manage the financial performance and operations within the approved maintenance budget, focusing on controlling expenses.
  • Schedule, train, supervise, and evaluate maintenance personnel, ensuring compliance with training requirements.
  • Prioritize work orders and follow up to ensure timely completion.
  • Meet property goals for work order response and completion times.
  • Establish emergency on-call procedures.
  • Manage all company-owned equipment and small tools.
  • Supervise make-ready of vacant units as needed.
  • Conduct regular property inspections.
  • Ensure compliance with preventive maintenance procedures.
  • Prepare purchase orders and order parts and supplies.
  • Ensure compliance with company policies and procedures.
  • Assist with annual/semi-annual unit inspections.
  • Support all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency repairs.
  • Assist the Maintenance Director as needed.
  • Contribute to resident retention programs.
  • Correct unsafe conditions promptly.
  • Learn and comply with all safety regulations at company, local, state, and federal levels.
  • This position may require driving a company or personal vehicle for work-related tasks.

Qualifications

  • High School Diploma or GED required; advanced training or degree preferred.
  • Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance; 5+ years of experience required.
  • 1-3 years of supervisory experience required.
  • Experience with administrative reporting and Yardi preferred.
  • Ability to perform outdoor work in all weather conditions, lift weights up to 50 pounds regularly, and over 50 pounds occasionally.
  • Willingness to work occasional on-call shifts.
  • Self-motivated, detail-oriented team player with strong communication skills.
  • Proficiency in Microsoft Office and Yardi preferred.
  • Valid driver's license required; HVAC/EPA and OSHA 10 certifications required.

Compensation

We offer a competitive salary range of $79,200 - $98,800, exclusive of benefits and bonuses. Final salaries depend on experience, skills, education, licenses, and certifications.
