Dowling Company, Inc. (DCI) is seeking a talented and experienced individual to join its team as a Construction Senior Project Manager (SPM) on Maui. This is a key leadership role for an individual with a strong background in project and construction management who is passionate about delivering high-quality development projects. The SPM will assume primary responsibility for planning, directing, coordinating, and delivering projects. The ideal candidate will have a proven track record in managing large-scale developments from inception through completion.

The SPM is responsible for achieving project objectives and completing the project on time, on budget, and with DCI's quality standards. The SPM, working closely with project stakeholders, will serve a key role in directing day-to-day project and construction management responsibilities and will be instrumental in the successful development, implementation, and delivery of projects.

Primary Responsibilities

1. Manage day-to-day project activities and assist in establishing project-specific objectives and policies.
2. Establish and maintain communication with project stakeholders, other agencies, and the regulatory community.
3. Manage project budgets and provide strategic directions for financial forecasting and tracking.
4. Lead and oversee the tracking of project budgets, prepare, analyze, and monitor cost exposure reports and cash flow projections, and maintain comprehensive budgets and schedules.
5. Foster a results-driven project culture, mentor team members, and advise stakeholders on project management practices and standards.
6. Establish and implement a quality assurance and quality control program.
7. Lead project meetings to ensure team alignment.
8. Provide regular updates to stakeholders on milestones, issues, and budgets.
9. Manage the design team to ensure compliance with project requirements, standards, codes, and schedules.
10. Define project delivery strategy, including contract type, phasing, scheduling, and bid packaging, and oversee contract negotiations.
11. Oversee onsite construction activities.
12. Manage processes for submittals, RFIs, shop drawings, change proposals, and change orders.
13. Review and approve monthly payment requests.
14. Prepare and review project reports, including daily, weekly, and monthly summaries.
15. Assist with reviews by jurisdictional agencies.
16. Manage change order processes, including notifications and stakeholder communication.

Desired Skills & Experience

• Bachelor's degree in Engineering, Construction Management, or Architecture.
• Experience in managing large-scale development projects through all phases.
• Minimum 10 years' project management experience.
• Strong computer skills, including Microsoft Office Suite and project scheduling systems like MS Project.
• Ability to work effectively in a fast-paced, high-pressure environment.
• Effective management of multiple projects.
• Strong leadership and communication skills.
