A Brief Overview

Under the direction of the Vice President Operations, the Director of Operations is responsible for the leadership, operational, and financial oversight of their assigned communities and team to achieve company goals. This role oversees a portfolio of properties and directly coordinates management of the assigned Community Directors. This position may work from a home office or an office out of one of our properties or regional offices.

What you will do

  1. Manage staff responsibilities including recruiting, hiring, training, coaching, evaluating, and disciplining, up to and including termination of direct reports. Ensure Community Directors lead their teams effectively to meet goals.
  2. Serve as Hunt's liaison with the Government, maintaining communication with local and other Government entities as necessary.
  3. Act as operational liaison between the Vice President of Operations and Community Directors.
  4. Manage operations by directing activities aligned with company goals, policies, and practices.
  5. Set specific goals for each property to motivate and focus the team.
  6. Implement and follow up on initiatives to ensure project sustainability.
  7. Collaborate with the Vice President to improve processes and management methods to exceed budgeted NOI.
  8. Mentor and empower site teams to operate independently, utilizing corporate support as needed.
  9. Assist with oversight of Capital Projects to ensure completion within budget.
  10. Guide Community Directors in preparing annual operating capital budgets.
  11. Participate in property reporting for internal and external stakeholders.
  12. Work with Community Directors on developing Annual Business Plans for approval.
  13. Analyze market and economic trends to develop marketing and leasing strategies.
  14. Conduct property inspections to ensure safety, cleanliness, and general appeal.
  15. Represent Hunt Military Communities professionally to external parties.
  16. This role requires driving a company or personal vehicle for work purposes more than 50% of the time.

Qualifications

  1. Bachelor's Degree in Business Administration, Marketing, Property Management, or related field.
  2. Six to seven years of multi-unit property leasing oversight experience at a Community Director level or above.
  3. Three to four years of management experience.
  4. Strong computer skills, including MS Office; experience with YARDI preferred.
  5. Excellent communication skills, both verbal and written.
  6. Ability to work effectively with all organizational levels and the military community.
  7. Valid driver's license and ability to pass background and drug screening.
  8. High performer, self-starter with organizational and customer service skills.
  9. Financial analysis skills and leadership ability.
  10. Preferred certifications include CPO, ARM, CAM.

Compensation

Hiring range: $139,700 - $175,600, plus potential bonuses. Final salaries depend on experience, skills, and location. We offer a comprehensive benefits package.
