About the role

As a Project Management Director, you will be responsible for department-related management services within an assigned geographic market, program, or client account to achieve the company's strategic business objectives! This position will focus on industrial manufacturing.

You will be responsible for formulating and implementing local and regional business marketing and development strategies and assisting with the oversight of the department responsible for the delivery of all strategies.

Travel: Up to 60% of travel nationwide

What you'll do

  1. Coordinate and develop the team's activities. Establish work schedules, assign tasks, and cross-train staff.
  2. Build compelling and achievable solutions and ensure company differentiators are incorporated into proposals.
  3. Evaluate spending reports and strategic vision to drive appropriate service delivery model.
  4. Review client RFP data such as portfolio information, property history, and service levels.
  5. Coordinate the development of operating models, cost savings, technologies, financials, etc.
  6. Attend large and high-profile client pitches as needed.
  7. Partner with internal collaborators to ensure a coordinated and cohesive solution.
  8. Apply a robust knowledge of multiple subject areas, the business, and key drivers which impact departmental and cross-functional performance.
  9. Lead by example and model behaviors that are consistent with CBRE RISE values.
  10. Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal.
  11. Identify and solve multifaceted, complex, operational, and organizational problems leveraging the appropriate resources within or outside the department.
  12. Significantly improve and change existing methods, processes, and standards within job discipline.
  13. Establish and maintain relationships with key stakeholders, including business leaders, investment partners, and potential customers.
  14. Partner with clients to gain an understanding of their business goals and objectives.
  15. Provide strategic direction toward the creation of proposals, presentations, and other client-facing materials.
  16. Set and measure operational and financial goals for client accounts.
  17. Provide oversight into profit and loss for accounts including budget and forecast development, monthly business reviews, and achievement of sales targets.
  18. Direct all phases of the process for small to medium-sized clients including procurement, contracting, planning, tracking, and execution.
  19. Develop new business growth and maintain existing business relationships.
  20. Maintain full responsibility for the financial performance of the market, program, and client accounts.
  21. Identify project risks, lead reviews, and develop risk mitigation and backup plans.
  22. Provide formal supervision for employees. Monitor the training and development of staff. Conduct performance evaluations and mentoring.
  23. Ensure that contract procurement, negotiation, execution, administration, and closeouts are accurate, timely, and compliant.

What you'll need

  1. Bachelor's Degree preferred with 10-15 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.
  2. Extensive experience in industrial manufacturing, logistics, and/or warehouse distribution.
  3. Experience with developer-led industrial developments.
  4. Experience in staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention.
  5. Ability to lead the exchange of sensitive, complicated, and difficult information.
  6. Leadership skills to set, lead and achieve targets with a direct impact on multiple departments results within a function.
  7. In-depth knowledge of Microsoft Office products.
  8. Expert organizational skills and an advanced inquisitive mentality.
  9. Sophisticated math skills, including the ability to calculate mildly complex figures.

The minimum salary for this position is $150,000 annually and the maximum salary for this position is $175,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program.
