Under the direction of the Board of Directors, and the oversight of the Management Executive, the General Manager is responsible for operations of the 196 unit property to preserve the enjoyable and safe atmosphere that will increase the value of the investment through effective building and personnel management. This is accomplished through personnel leadership, facilities management, owner relations, tenant relations, vendor relations and financial accountability.
Facilities management includes assurance that all systems are functional, preventive maintenance (PM) is planned, documented, and satisfactorily completed (per the manufacturer's recommendation or other PM source), and that House Rules are adhered to.
Personnel leadership includes recruitment, hiring, training, and monitoring of all job responsibilities of each staff member. It includes team building, ongoing development, constructive feedback, and evaluation of each staff member. It may also include a progressive corrective action plan when a staff member is not meeting one or more job requirements satisfactorily.
Leadership assures the safety, security, and enjoyment of the property in accordance with official documents including the By-Laws and House Rules of the AOAO.
Owner/Tenant Relations includes assuring that staff provides consistent and correct information with every encounter, inclusive of job responsibilities, teamwork, and service excellence.
Customer service includes oral and written communication, conflict resolution, and responsiveness in accordance with regulations established in our House Rules. The General Manager assists the budget committee of the Board in establishing the operating budget and works effectively to meet or beat budgetary goals.
The General Manager arranges and oversees activities for contract services as well as ensures that the property is in compliance with the required codes and regulations (e.g. police, fire, insurance).
The General Manager attends Board meetings and prepares a written report of activities for that report period for distribution with other Board materials in advance of the meeting. The General Manager makes daily rounds of the buildings and grounds and meets regularly with staff on all shifts. This is a salaried position so the General Manager is expected to be available 24 hours a day for emergencies and unavoidable situations.
